Stanford Gardens, completed January 1950, was the first Eichler tract heated by hot water in the concrete. Every Eichler built after it inherited that decision, and so did the architecture everyone associates with the name.

01 · Why it mattered

Heating decides where the walls can go.

A forced-air house needs ducts, and ducts need soffits, chases and registers. A house with radiators needs wall space to put them against. Either way the heating system spends the architect’s budget of wall — and in a single-storey house with a low roof, wall is the scarcest thing there is.

Put the heat in the floor and all of that disappears. No ducts, no registers, no soffit dropping the ceiling, no wall reserved for a radiator. What is left is a structural frame holding up a roof, and everything between the posts is free. It can be glass.

That is the sequence people get backwards. The glass walls are not a style Eichler chose and then engineered around. They are what became possible once the heating moved into the slab, and the first Eichler tract where that happened is in Menlo Park.


02 · What was actually built

Steel or copper tube, cast into the concrete.

The original systems ran continuous loops of tube through the slab before it was poured, fed by a boiler. Hot water circulates, the concrete absorbs it, and the floor radiates into the room for hours after the boiler stops. It is slow to respond and extremely even, which is why people who grow up in these houses find forced air unpleasant afterwards.

The 1950 advertisement for these houses in the San Francisco Chronicle lists radiant heat alongside redwood, brick and glass as a headline feature. It was being sold as a modern convenience, not hidden as an engineering detail.

It is worth being precise about what it is not. Radiant heat is not underfloor electric mats, and it is not a heat pump. It is water in tube in concrete, and the concrete is structural. That is what makes repair a different kind of problem from replacing a furnace.


03 · Seventy-six years later

Some have failed. Many have not.

Menlo Park slabs have been running longer than any others anywhere, which cuts both ways: these are the oldest installations in the Eichler world, and the ones that are still working have proved a great deal.

Failures show up as a boiler that never reaches temperature and never shuts off, cold zones in specific rooms, unexplained damp, or a water bill that climbs with no fixture to blame. Any of those is a reason to test rather than to panic.

The diagnosis is a pressure test of the loops, and it should come before any quote. Depending on what it finds, houses get individual loops isolated with the rest kept in service, an overlay system laid above the slab, or a new distribution run entirely above floor level. Those are very different jobs at very different prices, which is precisely why an estimate offered before a test is not worth having.

We are not going to publish a repipe figure here. There is no independent, Eichler-specific one that we can stand behind, and the general Bay Area repipe numbers online are for domestic water supply — a different system, a different trade and a different price.


04 · What it means when you sell

The slab is the first question a good buyer asks.

A buyer who understands these houses will ask about the heating before they ask about the kitchen, because they know it is the one thing that cannot be dealt with cosmetically. An unanswered question there gets priced as a worst case.

So the answer is to have the information before the house is on the market. A pressure test and a written report cost very little relative to what the uncertainty costs in negotiation, and a working original slab documented properly is a genuine selling point rather than a risk to be discounted.

If the system has already been replaced or overlaid, that is not a defect — it is a resolved question, and it should be presented that way with the paperwork to back it. The houses that get hurt are the ones where nobody knows.

Which Eichler tract had radiant heat first?
Stanford Gardens in Menlo Park, completed January 1950. It was Eichler’s fifth development and the first to put hot water in the slab. Every Eichler built afterwards inherited the approach.
Why do Eichlers have glass walls?
Because the heating is in the floor. With no ducts, registers, soffits or radiators competing for wall space, the space between the structural posts is free to be glazed. The glass walls are a consequence of the heating decision, not the starting point.
How does Eichler radiant heat work?

Can I replace radiant heat with forced air?
Physically yes, and it is usually a mistake. Ducting a single-storey house with a low roof and no attic means soffits, chases and registers, all of which take back the wall and ceiling the architecture depends on. It solves a heating problem by damaging the thing that makes the house worth more than its neighbours.
